TERMS & CONDITIONS
You must be at least 25 years of age to rent the Property.
a. Deposit/Initial Payment: A 20% deposit of the total booking is due to secure the booking. This deposit is non-refundable and will be applied toward the total rental fees.
b. Final Payment: 45 days before the arrival date the remaining 80% of the total booking amount will be due.
Maximum Occupancy: The number of guests (including children over the age of 12) may not exceed the maximum occupancy set forth in the Property Description. An additional charge of $25 per person per night will be applied for the number of guests exceeding the Property’s base occupancy.
Check-in time is at or after 4:00 PM Check-out time is at or before 10 AM Failure to adhere to the check-out time may result in an additional late fee set of $50.00 unless discussed in advance with the Property Manager.
Parking: Each Property will have one free parking stall included for free. Additional parking stalls may be available at request but cannot be guaranteed.
Good Neighbor Policy
Quiet Hours are from 10 PM to 8 AM. Please respect your fellow neighbor and follow the quiet hours.
No smoking is permitted at the Property (including on porches, decks or outdoor areas). “Smoking” means inhaling, exhaling, breathing, carrying, or possessing any lighted or electronic cigar, cigarette, pipe, vaporizer, joint, or other tobacco or marijuana product in any manner or in any form.
No pets of any kind are permitted at the Property except (1) as specifically authorized in the Property Description and your reservation, or (2) bona fide service animals we are required by law to allow. If your pet is permitted on the Property, a non-refundable pet fee of $35.00 (plus tax) will be charged. Please keep your pet off of the furniture (including the couches, chairs, and beds) and pick-up and properly dispose of your pet’s excrements.
You agree to contact us as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We provide an initial supply of tissue, toilet paper, paper towels, bath soap, laundry, dish detergent, clean bed linens, and towels. We do not replenish products during your stay unless a mid-stay clean is requested.
Access: We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property.
Please leave the Property in the same general condition as it was in when you arrived. Clean all food and drink spills immediately. Be aware that food and drink spills on carpet and furnishings constitute damage to the Property (and not normal wear and tear). Do not wear high heels, ski boots, golf cleats, or other abrasive footwear on wooden floors. Remove all of your food from the refrigerator and clean any spills you are responsible for inside the refrigerator. Do not leave dirty dishes; rinse dishes and place them in the dishwasher on the wash cycle. Staff will arrive shortly after your departure to thoroughly clean and inspect the Property.
Lost & Found
The Property Manager is not responsible for any personal items left behind on departure and will hold items for 2 weeks after departure. Items left behind will be upon request, and at the expense of the guest returned.
Breach of Agreement
Any failure by you or any other Occupants to comply with any of the terms of this Agreement may result in a forfeiture of your rights to rent the Property, up to and including immediate eviction from the Property without refund. In addition, you are responsible for, and you authorize us to deduct from any deposit you have made with us and, if your deposit is not sufficient to cover the full amount (or you have not made a deposit), to bill your credit card on file for the full amount of: (1) any damage, theft, or loss that occurs at the Property during your stay; (2) any fines or violations issued by police, other government officials or agencies, utility providers, and/or homeowner associations for violation of any law, ordinance, or rule during your stay, and any damages (which may exceed the amount of fines) that result from the violation.; (3) an additional cleaning fee of up to $250 for excessive cleaning required.
If you wish to cancel your reservation:
a. More than 45 days prior to arrival: 20% deposit will be forfeited
b. Within 45 days of arrival: 100% of rental fee will be forfeited
We do recommend trip cancellation insurance to cover you in the event you need to cancel. This can be purchased through a travel insurance company.
Damage Protection Plan
The Damage Protection Plan (if purchased) provides coverage for accidental damage to the Property that can include but not limited to: broken lamps, windows and glass, electronics, damaged doors, walls and furniture, stained bedding or linens, lost keys and re-keying costs. Guests will be protected for up to $2,000 in accidental damage caused during your stay. Any accidental damage over $2,000 will be billed to the Guest and any damage deemed to be intentional will be the sole responsibility of the Guest.
Limitation of Liability
The Property Manager acts as a rental agent only in respect of the accommodation provided and is not the owner or occupier of the accommodation. The Property Manager will make every effort to ensure that the accommodation is provided as described for the time reserved or to provide alternate equivalent accommodation.
The Property Manager cannot guarantee that the accommodation will be available as reserved, as there are matters beyond its control including but not limited to loss of the accommodation by fire, flood, earthquake, tsunami, or other damage, changes of ownership, termination of management services, changes in the law, or seizure or other loss of the accommodation property.
Beyond a refund of all payments made, the Property Manager assumes no responsibility or liability arising out of the accommodation not being available or suitable. The Property Manager assumes no responsibility or liability for injury, loss or damage arising out of the use or occupation of the accommodation. In agreeing to terms and conditions within this agreement, you are hereby removing the Property Manager of any liabilities resulting from any amenities/liabilities such as tubs, hot-tubs, decks, slippery surfaces, beachfront accommodations, ice.
You agree to hold harmless and indemnify Company for all losses, damages, and claims for property damage, personal injury, or monetary loss (including attorneys’ fees) resulting from your actions or omissions, and the actions or omissions of your Occupants, during your stay.
Acceptance of Terms & Conditions
By proceeding with a rental of accommodation provided by Outpost in its capacity as a rental agent, you are acknowledging that you have read, understood and accept the terms and conditions, that you agree to pay the accommodation costs and associated fees, and you agree to the limitation of Outpost liability.
